Management fee
Our management fee is 8% of each month's rent and includes the following services:
• Rent collection and enforcement of lease terms
• Security Deposit Management
• Direct debit for tenant rent payments
• 24-hour emergency on-call service
• Direct deposit to owner's account
• Complete vendor management
• Handling requests for repairs and maintenance.
• Month and year-end accounting statements
• Twice yearly interior inspections

• Final inspection and closing statement, upon tenants vacating the property.

• Establish market rental monthly value

Tenant Placement
Our tenant placement fee is 80% of one month's rent. Tenant placement includes taking marketing photos of the house, online marketing with all the proven sites, showing potential applicants, screening applicants, getting a lease signed, collecting move-in funds, completing a written move-in walk-through report of the house complete with photos. We finalize an action items list based on things we may find that will need to be fixed in the property and get them done in a reasonable time frame.
Our screening process is quite thorough. The provider we use provides us with credit reports, criminal background reports, court records, employment verification, eviction history and more. In addition to this, we may request additional documentation from the applicant once we've begun to review all the reports. We have a documented acceptance criteria that we provide every applicant a copy of, however we do consider an applicant's whole picture rather than focus on a single number such as a credit score. We've found that a credit score alone sometimes does not provide an accurate assessment of an applicant's financial responsibility.
Lease renewal fee
A lease renewal fee is a flat $150 for negotiating another lease term based on the latest lease rates for a particular area. We will complete the documents for the next lease term as agreed by both parties and ensure the return of the fully signed leases to both parties.
Eviction services
Our eviction services cost $150 per day plus court filing fees. Despite everyone's best effort sometimes it's necessary to initiate an eviction process. The eviction process is time consuming and bothersome and the laws can be ambiguous and each county has their own process. We can handle that headache for you.
